S — High volume, readable demand

Gift shops, liquor, and jewelry (when class mix allows) still fund most first empires. They have clear SKU lists, they take checkouts, and they work 24/7 without a kitchen brigade. Cheap plus expensive gifts in a district that shows both as hot is the classic opener. Jewelry’s per-item margin looks like the win; the real win is still tickets per hour in a C2.

Fast food and sit-down adjacent food can work. They usually do not on the tutorial clock. Evening weighting, extra cooks, and spoilage make them a skill check. Nightclubs can be monsters on weekends and sad on Tuesdays — see opening hours. Gyms fail if you pay staff at 3 a.m. for zero traffic.

Law firms and other office services need HQ-like seating, smaller customer caps, and patience. They are a diversification play, not a first shop. Web-dev-from-the-basement is flavour the store page loves; treat it as a side format until you know the current 1.0 numbers in your save.

C — Fun, late, or location-locked

Cinemas and theatres (0.10+ show-business content) need the right room and the right hours. Casinos are a lifestyle sink as much as a business. Hamptons luxury retail is a late strip, not a beginner neighborhood. Factories are not a “business type” on this list; they are a supply strategy on the factories page.

2. Find a shop type whose whole basket is hot, not one spicy SKU.
3. Check providers. First shop in a gap beats second shop in a war.

5. Only then look at this letter.

Midtown markups are higher; Industry City is for making, not for a cute cafe unless demand says so. Lower Manhattan leans working class. The Hamptons is prestige housing with a small retail chance. Details sit on the neighborhood ranking.

If two formats tie, pick the one you will actually enjoy laying out. You will spend more time in interior designer than the letter difference is worth. Workshop blueprints can erase that pain; they cannot erase a 20% demand board.
